In my journey to give a good life to my family, explore new ideas and do something different and interesting, i have come across this wonderful opportunity of creating wealth through property investing.

The journey started with a burning desire to create a life style for self and my family.

8 Grant is one of our latest purchases and the objectives to buy this property were clear from day 1 :

1. Renovate the property and get equity from the property.
2. Sub divide the block without knocking down the house. (this is a corner block).

The renovation was carried out on week ends and after office hours by self, my wife and son with help from Andy Warnes, our great friend and a builder apprentice. The total renovation cost is under $900 :). We ripped the carpet, sanded and polished the floors, changed the kitchen and cleaned up the back and the front yards. Can't wait to see how much it gets valued at?

  1. A few renovation tips :
    1. Hire a sander from Kennards / Bunnings for approx $120 for a day.
    2. Team @ Bunnings are pretty good and they will teach how to use a sander.
    3. We removed the carpets and sanded the floors ourselves. To be totally honest, it is not the best job (This was my first time), but solves the purpose.
    4. We used water based neutral polyurethane polish and applied 3 coats on the wooden floor.
    5. Installing quarter pounders was time consuming, but it helped concealing the gaps and gave the room a neater look.
    6. I got the kitchen bench top from a local salvage store, Adelaide rural and Salvage, for $100 cut to size.
